Changeover/  Short breaks  
•    During the peak season changeover day will be on Saturday.  
•    The cottage will be available from 4pm on the first day of the rental and you will need to vacate the cottage by 10am on the last day.  Access details will be given to you once booking has been made.
•    During the low season (all weeks priced at £450) we are happy to consider alternative changeover days upon request, we are also happy to take bookings for long weekends (Friday-Monday) where possible for £350 per weekend.  If you would like to enquire about an alternative changeover day or long weekend booking please either telephone or email us using the details provided on the ‘Contact Us’ section.

Cleaning/ Bed linen/ Towels
•    All beds have a duvet and two pillows per person.  We will provide all bed linen, bath mats, hand towels, tea towels and oven gloves.  We will NOT provide bath towels or beach towels.
•    The house will be fully cleaned and all beds made up before your arrival.  If you are staying at the cottage for longer than one week the housekeeper will visit the house each Saturday to change the bed linen.

Bookings
•    All bookings are subject to availability.  Whilst the information on the Prices & Availability page should correctly represent the availability of the cottage on occasion it may be incorrect.  If the property is not available on your requested date we will let you know and refund any deposit taken as soon as possible.

Provisional Bookings
•    When booking more than eight weeks in advance we are happy to reserve dates for you for 48 hours.  
•    Once this time has expired you will need to confirm the booking and pay a deposit or the cottage will automatically become available.

Payment
•    If a booking is made eight weeks or more in advance of the holiday a deposit of 25% will be payable.
•    Eight weeks before the holiday the remaining 75% will be payable.
•    All bookings made less than eight weeks in advance of the holiday will be payable immediately.  A 25% deposit will be taken when you book online and you will be invoiced immediately for the remaining 75%.
•    Payment can either be made via paypal or cheque.  During the booking process you will be able to choose your preferred method.

Cancellations/ Changes
•    It is very unlikely; it may however become necessary for us to cancel your booking due to unforeseen problems with the cottage.  In this instance we will endeavour to inform you and provide a full refund as soon as possible.
•    If you need to cancel your booking the following charges will be made:
8 weeks or more before the holiday        25% deposit will be retained
4 - 8 weeks                    50% of the holiday cost
2 - 4 weeks                    75% of the holiday cost
0 - 2 weeks                    100% of the holiday cost
•    Cancellations should be made by telephone and then confirmed in writing, an email is acceptable.  The cancellation date will be considered the date you telephone and any refund due will be made once confirmation has been received in writing. 
•    If you would like to make changes to the dates of your holiday we will endeavour to accommodate your request without making cancellation charges.  However different weeks are charged at different prices and therefore there is likely to be a change in the over all cost.

Group bookings
•    Bookings will not be accepted by people under the age of 25.
•    Bookings will not be accepted by all male or all female parties.

Your obligations
•    You must pay for any losses or damages caused by any member of your party.
•    You must leave the property in a clean and tidy condition at the end of the rental.
•    You agree not to exceed the maximum number of guests (6 people) in the property.
•    You must not transfer the booking to another party without notifying us.
•    You must not cause any annoyance or disturbance within the village.
•    You must not smoke in the property.

Pets
•    Well behaved dogs will be allowed by separate arrangement.

Complaints
•    If you encounter any problems upon arrival or during your holiday please telephone us immediately and we will endeavour to rectify the problem straight away.
•    If you would like to make a complaint after your holiday please provide us with details in writing, an email will suffice, as soon as possible and we will investigate the problem.

Mis-descriptions
